
Tax Lien Services
Local governments must collect property taxes so that school and other public services are not interrupted. When property owners don't pay their tax bills, InVesta helps local governments by paying the delinquent obligations in full and without delay so that funding continues to flow to important public services.
In exchange, the government transfers tax collection rights to InVesta. InVesta then helps tax delinquent property owners by offering payment plans and other arrangements that enable property owners to avoid foreclosure.​
How We Help

Here's one example from Fulton County, Ga., of how this process works:

Property owner is delinquent in paying state, county, city and/or solid waste taxes to Fulton County.

To ensure timely collection of tax obligations, the county files a lien against the tax delinquent property.

InVesta pays the full amount of taxes owed to the county, and in exchange the county transfers the lien and all rights to collect the delinquent taxes to InVesta.

InVesta sends notice to the property owner with information on how to pay the delinquent taxes.

Property owner works with an InVesta representative to pay the balance due in one of two ways:

Immediately and in full to avoid additional interest and penalties. Penalties are set by state law.

Through a payment plan arranged with Investa's servicing team, if additional time is needed

Once all payment obligations are fulfilled, InVesta records a lien release in the public record to ensure it is clear that InVesta no longer holds lien rights against the property.

In instances where property taxes are not paid for many years, and the owner has defaulted on a payment plan and/or not communicated with us, we have no choice but to force an auction of the property. Please note that foreclosure is almost always avoidable if the property owner remains in communication with us and makes consistent progress payments. while our team works hard to avoid these situations, in cases where foreclosure cannot be avoided, InVesta must follow the same process required for local governments.
